THE INCUBATOR

The South Pacific Motel has undergone an adaptive reuse transformation into today’s “Wotel”—a work hotel that blends hospitality with collaborative creative spaces to foster community. This evolution includes the addition of a maker incubator. The incorporation of the Incubator is designed to support Miami’s emergence as a growing tech hub. The space empowers local creators by providing areas to design, store, and distribute their work throughout the city, bridging innovation with local culture.

  • Per the Miami 21 Zoning Code, Article 4, 6300 Biscayne Blvd, Miami, FL 33138 is zoned as a T5 limited. Additions to the existing site can be higher-density mixed-use building types. This includes retail, offices, and housing.

  • T6-8 Open zoning code relates to civic buildings with regional importance. The site would include wide sidewalks and buildings set close to the frontage
